Condo Project Summary
The mixed-use building developed by Lifestyle Custom Homes will stand 11 storeys, and stand 129 ft tall. It will house 182 residential units, and retail on the ground floor.This new Pre-construction development headed to Scarborough and It will replace the three single-storey retail buildings and a three-storey apartment building currently existing on the site. Merge Condo project will be nestled in the Birch Cliff neighbourhood.

The tower will boast design from RAW Design, which will allow it to stand as a urban addition to the growing cosmopolitan area. Now is the time to invest in Scarborough, due to the plentiful developments surrounding the area, especially surrounding the neighbourhood’s central subway stations like Scarborough Town Centre.

This modern development with glass and prefabricated paneling is the perfect addition to Kingston Road, which is the core of the community. The area is thriving, heavily populated with commercial, retail and housing redevelopment. This project is sure to fit right in, while also setting itself apart with its unique, grandiose exterior. Amenities will also be spread throughout the third, fourth, and fifth floor, but majority of the spaces will be on the eleventh floor in the form of indoor and outdoor amenities.

Merge Condos development will make 169 parking spots available in a two-level underground garage, and cyclists will be able to make the most of 188 bicycle parking spaces.

Location & Neighbourhood
Investors will want to take note of the key location of this neighbourhood that is removed from the city, while also being conveniently located to travel into the city if need be. The site boasts a walk score of 73 out of 100, transit score of 52, out of 100 and bike score of 59 out of 100. With the Scarborough Town Centre subway stop on the Yonge-University line a short drive away, working professionals will find it seamless commuting into the city for work.

The Subway will make it convenient to travel into the city’s business hubs not limited to the Financial District and Entertainment District.
