Condo Project Summary

This is a new condo project located in the heart of downtown close to culture, dining, shopping, transit, and more.

JAC Condos is a new high-rise mixed-use condominium development by Graywood Developments Ltd in Toronto. This 34 storey pre-construction project is located at 314 Jarvis St just south of the corner of Jarvis and Carlton in The Garden District neighbourhood, one of the most central and renowned neighbourhoods in the city.

It will be built on the site of the heritage home at 314 Jarvis Street which is one of the most central locations within Toronto, whose facade will be kept within the new development.

Amenities

JAC Condos will feature a 34 storey high-rise tower rising out of a 10 storey podium that will be stepped back on the 6th and 9th storeys.

The indoor amenity space will be located on the 10th floor of the building, and the outdoor amenity space will spill out onto the rooftop of the podium. We expect that views from this vantage point will be some of the best in the entire city.

There will be 372 condos in this project, with at least 34 of those units being allocated toward 3+ bedroom units. The entrance for the residential suites will be on Jarvis Street.

The plans also include 4 townhomes that will face out toward Mutual Street.

JAC Condos will be retail space on the ground level facing Jarvis Street, which will add convenience to the residents of the community in addition to the site itself.

It was a sad day when a fire occured in the heritage home on 314 Jarvis Street, but all’s well that ends well because even though the fire gutted the interior of the house, its exterior is finding renewed life by being included in the development’s exterior.

Location & Neighbourhood

The Garden District is one of the most central and renowned neighbourhoods in the city. It’s named for Allan Gardens, which is a botanical garden situated in a historic building. Even in the depths of winter, the Gardens are on display with exotic plants from all over the world.

JAC Condos is just south of the corner of Jarvis and Carlton, and it takes up the width of the city block along McLear Place. Carlton is a major transit thoroughfare, as streetcar lines regularly service the area. They are able to provide a direct root to College Station, which is part of Line 1 Yonge-University. From here, riders can travel throughout the entire GTA incredibly quick because College Station is only 2 stops away from Bloor-Yonge Station.

These condos are also directly across the street from Allan Gardens. In addition to the historic building and gardens, this is also a site of a terrific urban park. It has ample pathways, and is also an off-leash dog park, so it’s a great place for your daily walk with your four legged companion.

There’s plenty to eat when you’re around here too. So many of the adjacent streets are lined with different restaurants, that you could eat somewhere new everyday for a year, and you’d still be finding new places within walking distance.

Shopping will be incredibly easy as well. The Eaton Centre is only a 15 minute walk away from here, and this is Downtown Toronto’s premier shopping destination. Visitors to the Eaton Centre will have almost everything at their fingertips.

The return ceiling to these condos is incredibly high. Any unit in the heart of downtown is a fantastic opportunity for investors, but this chance is special because of its proximity to the Discovery District, which is the home to downtown’s major hospitals, as well as the University of Toronto.
